This investment option was initiated by 18 Squared in 2019. having two Opportunity Zone Funds (QOF)in compliance with the IRS guidelines. Through Opportunity Zone investing, 18 Squared invests strictly in real estate development projects , which so far have included multifamily, industrial and medical offices. These ground-up-developments are designed to comply with Opportunity Zone regulations and look to not only defer capital gains tax but also provide long term growth opportunities through quality real estate. Each of the previous and future QOF’s hold multiple assets allowing for diversification within each QOF. Similar to our Tactical Fund, we partner with Experienced Sponsors with proven track records of performance . 18 Squared leverages our network of relationships gained since our inception. As an early participant in Opportunity Zone real estate, we maintain a robust pipeline of potential Opportunity Zone projects across the country.
18 Squared and its General Partner invest in single property real estate on a regular basis. These properties may be land to single family homes, small multifamily complexes or land to multifamily. 18 Squared, through its general partners, currently has a five home subdivision in the hills of Vermont within 30 minutes of five (5) major ski areas.
18 Squared manages an evergreen fund named 18 Squared Tactical Fund LP. Currently with more than 20 geographically dispersed multi family projects. All returns are audited and each project has an experienced manager and sponsor that co-invests with 18 Squared partners.
